Paperstac Platform Fee Overview

At Paperstac, we charge a graduated, tiered platform fee per party, based on the purchase price of the transaction. This means both the buyer and the seller pay their own fee, calculated separately using the tiered rates below.

Fees are applied progressively, meaning different portions of the transaction amount are charged at different rates—similar to how tax brackets work. You only pay the higher tier rate on the portion of the sale that falls within that tier.

In addition, escrow is included at no charge for transactions of $100,000 or more. For transactions under $100,000, a $500 escrow fee is applied—split equally between buyer and seller ($250 each).

Note: These tiers apply per party—each party pays their own portion of the platform fee based on the total sale price.

Example 1: $30,000 Purchase Price (Escrow Applied)

  • Buyer Fee: 1.85% × $30,000 = $555

  • Seller Fee: 1.85% × $30,000 = $555

  • Escrow Fee: $500 split → $250 each

Total per party: $555 (platform fee) + $250 (escrow) = $805

Total transaction fees (both parties combined): $1,610


Example 2: $125,000 Purchase Price (Escrow Waived)

Fee Breakdown (per party):

  • First $100,000 × 1.85% = $1,850

  • Remaining $25,000 × 1.00% = $250

  • Total Platform Fee per party: $1,850 + $250 = $2,100

  • Escrow Fee: Waived (free for both parties)

Total per party: $2,100

Total transaction fees (both parties combined): $4,200


No Seller Fees for Eligible Hard Money Loans

Paperstac does not charge a platform fee to sellers for qualifying hard money loans. To be eligible, the loan must meet the following criteria:

  • First-position lien

  • Interest-only payments

  • Maturity date is less than 36 months from today

  • Originated within the last 6 months

If your loan meets these requirements, you can list and sell it on Paperstac without incurring a seller-side platform fee. Buyers will still be responsible for the standard platform fee.

Not only do you get to use our modern transaction engine, but we've also tried to include any real-world costs that are a part of any note transaction (online or offline) into a single cost-effective fee.  Every transaction on Paperstac includes the following:

  • Escrow Included (on $100K+ transactions)
    Paperstac will cover all escrow costs on transactions with a sale price over $100K (an $890+ value*). If your transaction is below $100K, each party (buyer and seller) will need to pay $250 for escrow, or you can skip escrow altogether for no additional charge.

  • Collateral Verification Report
    A collateral verification report from a third-party vendor is provided. The verification consists of analyzing the seller's physical collateral file and determining the authenticity of the items included (original note, mortgage, title policy, etc.).

  • Express Shipping
    Paperstac provides FedEx shipping labels for both the shipment of the collateral file from the seller to the auditor and from the auditor to the buyer.

  • eNotarization
    Get a digital notarization (valid in 49 states excluding Iowa) on the Assignment of Mortgage via an interactive video chat with an online notary.  Not only is an eNotarization more convenient than visiting a traditional notary, but it is also more secure!

  • eSignature Service
    Paperstac provides a convenient electronic signature service for all documents.
