As a seller in the closing phase of a transaction, there is a to-do labeled: "Seller provided data for closing documents".

This step is crucial because this data will populate the Assignment and the Allonge.


Where This Data Is Found on a Mortgage or Deed of Trust

While some fields will be automatically filled in based on what was provided when the listing was created, several other records will not exist.

Starting with the Recording Data, here is how to find the following data points.

NOTE TYPE

The title of the security instrument that was used to originate.

LAST RECORDING DATE

Original Mortgage or Deed of Trust (usually found in the last recorded Assignment).

BORROWER NAME

Original Mortgage or Deed or last recorded Assignment.

ORIGINAL LENDER

Last recorded Assignment or on one of the Assignments.

ORIGINATION DATE

Last recorded Assignment or on one of the Assignments.

ORIGINAL BALANCE

Last recorded Assignment or on one of the Assignments.

APN/PARCEL NUMBER

Last recorded Assignment or on one of the Assignments.

INSTRUMENT NUMBER

Last recorded Assignment or on one of the Assignments.

BOOK

Last recorded Assignment or on one of the Assignments.

PAGE

Last recorded Assignment or on one of the Assignments.

LEGAL DESCRIPTION

Last recorded Assignment or on one of the Assignments.

If your Assignment of Mortgage or Deed of Trust doesn't have a BOOK or PAGE, put N/A in that input field.


Where This Data Is Found on a Contract of Deed

While some fields will be automatically filled in based on what was provided when the listing was created, several other records will not exist.

Starting with the Recording Data, here is how to find the following data points.

NOTE TYPE

This will be the title of the original security instrument.

LAST RECORDING DATE

Last Quit Claim Deed.

BORROWER NAME

Found on the Contract for Deed.

ORIGINAL LENDER

Found on the Contract for Deed.

ORIGINATION DATE

Found on the Contract for Deed.

ORIGINAL BALANCE

Found on the Contract for Deed.

APN/PARCEL NUMBER

Last Quit Claim Deed.

INSTRUMENT NUMBER

Last Quit Claim Deed.

BOOK

Last Quit Claim Deed.

PAGE

Last Quit Claim Deed.

LEGAL DESCRIPTION

Last Quit Claim Deed.

If your Quit Claim Deed doesn't have a BOOK or PAGE,
put N/A in that input field.
