Definitions of Filters on For Sale

Understanding what each filter means

There are 17 filters on the for sale page to find your perfect asset(s). Below, each filter is defined:

  1. Availability: This filter shows what is either in closing or not in closing. If an asset(s) are already in closing, you may still message the seller but cannot close on that asset unless their current transaction gets canceled.

    If the asset interests you, it is still a good idea to message the seller, informing them that you are interested if their deal falls through. If their deal does fall through, you will receive an immediate email of this and be able to bid and proceed in a transaction with that seller.

  2. Listing Type: Choose between either a Single Asset or an Asset Pool Listing

  3. Lien Position: Choose between secured notes as a first-position lien or a second-position lien.

  4. Note Type: Choose between the different types of security instruments. The difference is in which state the lien was issued. In a judicial state, the security instrument is a mortgage, while in a non-judicial state, it is a deed of trust. Contracts for Deeds are used in both judicial and non-judicial states.

  5. UPB Stands for unpaid principal balance, which is the balance that the borrower owes. You intend to collect this balance plus interest over the life of the loan.

  6. Investment to Balance: The ratio of an investment to the balance on the loan.

  7. Investments to Value: The investment ratio to the asset's value.

  8. Loan to Value: The ratio of the loan balance to the asset's value.

  9. Legal Status: This tells whether an asset is in foreclosure, bankruptcy, or no legal status.

  10. State Classifications: This filter chooses whether you want to invest in a Judicial or Non-Judicial state.

  11. Payments Remaining: This filter shows how many more payments will come to the person intending to purchase the loan.
